AED 18.1 Million Palm Jebel Ali Villas To Be Handed Over Next Year – Here’s What We Know

Dubai’s iconic Palm Jebel Ali is making a grand comeback – and it’s happening a lot sooner than you think. After halting in 2009 due to the global financial crisis, the revival master plan for the island was revealed in May 2023, featuring luxurious hotels, residences, beaches, and leisure attractions. Poised to be one of the city’s most exciting mega-projects, we can expect the first set of handovers to happen as early as 2026! Come with me, and I’ll share all the details you need to know about Dubai’s newest destination dripping with luxury.

AED 18.1 Million Coral & Beach Villas

Developer Nakheel is leading the charge in making Palm Jebel Ali a reality. Spanning an impressive 13.4 kilometres with 16 fronds and 91 kilometres of beachfront, Palm Jebel Ali will soon redefine Dubai’s coastline. The first villas, which went on sale in September 2023, are expected to be handed over by late 2026. These villas come in 2 categories, Coral Villas and Beach Villas, with 8 unique designs for each type. Featuring private beaches, floor-to-ceiling windows, and elegant finishes in neutral tones, the villas are priced from AED 18.1 million. A second phase of villas, also starting at AED 18.1 million, includes spacious five- and six-bedroom homes. Apartments are also planned, offering more accessible options in this lavish development. These properties offer not just luxury but also significant investment potential, with an expected 85% ROI over 5 years and a minimum of 25% ROI in the first year.

Your Map Of The Palm

Palm Jebel Ali will host 80 hotels and resorts, including a wellness retreat, family-friendly resorts, and eco-resorts. A signature yacht club will find a home at the based of the island’s trunk, along with a lifestyle mall, beach clubs, and a park. Visitors can stroll along a sunset promenade or enjoy family beaches and an iconic tower offering 360-degree panoramic views. At the top of the Palm, the Gateway Towers and a celebration village will crown the island. And unlike Palm Jumeirah, Palm Jebel Ali will consist of 7 connected islands, with the crescent divided into 4 parts. Both ends of the crescent will connect to the mainland, improving accessibility.

The Island’s Commitment To Sustainability

In alignment with Dubai’s vision, 30% of the island’s public facilities will be powered by renewable energy, reflecting its commitment to sustainability. The development also promises a seamless living experience, reducing travel time to major attractions.

Palm Jebel Ali: A Global Hub Of Innovation & Opulence

Palm Jebel Ali is part of Dubai’s Economic Agenda D33 and the 2040 Urban Master Plan, reflecting the emirate’s ambitious growth strategy. As Dubai continues to lead the world in luxury real estate, this project cements its position as a global hub of innovation and opulence.

With no official dates announced for when the 2026 handovers are expected to happen, stay tuned to Gulf Buzz for all the latest updates on this milestone journey!
